New Law Expands Multifamily ADU Opportunities

SB 1211, signed into law on September 19, 2024, expands multifamily ADU opportunities effective January 1, 2025. Key changes include allowing eight detached multifamily ADUs per parcel, with specific height and setback requirements. Parking replacement is not needed when converting existing structures to ADUs, and municipalities cannot require parking if within half a mile of public transit. SB 1077 requires guidance for ADU elements in Local Coastal Plans, while AB 2533 aims to enhance unpermitted ADU amnesty laws.
